Common questions.
- Can I take my current mortgage with me?
Often, yes. Many mortgages are portable, meaning you keep your existing rate and move it to the new property. Whether it's worth doing depends on your current rate, any early repayment charges, and whether you need to borrow more. It's the first thing we check.
- Do I need a deposit again when I move?
Your deposit usually comes from the equity in your current home: the sale price minus what's left on your mortgage. If you're upsizing, adding savings on top can bring your loan-to-value down and unlock better rates.
- What if I need to borrow more for the new place?
If you port your existing mortgage, the extra borrowing is usually a separate product at today's rates. We compare porting plus a top-up against taking a whole new mortgage, and recommend whichever genuinely costs less.
- Can I buy my next home before selling this one?
Sometimes, through bridging finance or by letting out your current home. Both come with real costs and risks, so they need proper advice and honest numbers rather than optimism.
