How much does it cost?
Your first consultation is free. For mortgage advice, we charge a fixed fee, typically £600 depending on complexity. For protection products, we're paid by providers. All fees are agreed upfront, in writing. No surprises.

Do you only work in Leicester?
We're based in Leicester, but we work with clients across the UK. Most consultations happen over the phone or video call, so location is no barrier at all.

How long does the whole process take?
From your first chat to mortgage offer is typically 2–4 weeks. Offer to completion usually takes another 8–12 weeks, but it varies a lot depending on the chain, survey timings, and solicitors.

I've been turned down before. Can you still help?
Quite possibly, yes. Lenders have very different criteria, and a rejection from one doesn't mean others will say no. We'll find out exactly why you were declined and map out the best path forward, even if that means waiting a few months.
One of the first things we'll do is check your credit report. We recommend using Check My File, it combines information from Experian, Equifax and TransUnion in one report.
